Cement block house, structure did not suffer any damage from flooding or wind. The interior furnishings like cabinets have to be replaced. All damaged dry wall was removed. Over half of the dry wall was not damaged and remains. Short walk to beach. Fantastic rental history. Roof, pool, exterior and structurally all in good condition. The roof is a relatively new standing seam metal roof. A/C in Unit B is a ductless split unit installed January 2024 with elevated exterior condenser that didn’t incur storm damage. A/C in unit A is ducted and condenser was lost in storm, air handler is fine.
Following the storm. We had a mitigation company test for fecal matter. We made drying holes, removed trim work and filled the units with de-humidifiers. Recently, a recovery specialist identified a couple of areas that were holding moisture. We removed the drywall in those areas to investigate and discovered it had been placed over plywood paneling. The paneling against the drywall was holding moisture in some areas which we had stripped to bare studs. NOTE: Zillow says address is Bradenton Beach, but it’s actually Holmes Beach with a private pool, not shared.
